Planning Commission Recommendations

Certain application types are heard by the Planning Commission and then a recommendation is forwarded to City Council for final action. These applications include:

  • Comprehensive Plan Amendments
  • Zone Changes
  • Vacations

When the Commission makes a recommendation to City Council, the application is automatically forwarded to a City Council meeting for review and final action. These applications do not require an appeal. Applicants, as well as citizens, may attend the City Council meeting to voice their opinion about applications that are on the agenda.


Planning Commission Final Decisions

The Planning Commission takes final action on the following applications:

  • Conditional Use Permits
  • Design Reviews
  • Master Sign Plans
  • Tentative Maps
  • Variances
  • Waiver of Standards
  • Appeals of Staff Level Decisions

Applicants and their representatives, owners, and any individual who has either submitted written communication or testified at a public hearing have the right to appeal a Planning Commission decision.


Appeal Procedures

Appeals of Planning Commission decisions must be submitted to the Community Development and Services Department within nine calendar days of notice to the City Clerk of the action taken at the Planning Commission meeting, which is typically the Monday (and no later than Tuesday) following the Planning Commission meeting.

Unless appealed, final decisions are effective on the tenth calendar day following notification to the City Clerk. If the last day falls on a weekend or a City-observed holiday, the time is extended to the first working day after the weekend/holiday.

Appeal Applications

Appeal applications may be found online under Application Forms, or obtained in the Community Development and Services Department on the first floor of Henderson City Hall, 240 Water Street, Henderson, Nevada, or on our website.

Once the application has been completed, the appeal will be placed on the next available City Council agenda.

City Council Meetings

City Council meetings are held on the first and third Tuesday of each month at 4pm in the City Council Chambers, City Hall, 240 Water Street, Henderson, Nevada.
